The Process

It is most important to understand and know that the financing is in place before your make offers. 


Most of our borrowers are repeat customers that can count on us to document and fund their transactions quickly.  Here is an overview of the process

 

First Step

 

Tell us what is your objective and then complete a short application over the phone.
 
  • Purchase and rehab and turn into a rental?
  • Pull Cash Out of an investment property you already own?
  • Restructure the debt you already have on an investment property?
  • Purchase a property to rehab and flip?

 

Step Two

We complete a preliminary review of the property, your financial situation and your plan.  If your loan request is within our guidelines, we will customize a loan offer that will meet your situation and will issue you a "Letter of Interest" that will outline the terms of your new loan.  We will also give you a list of requested documents so you are prepared for our next meeting.

 

Step Three

We will set a time to meet with you and collect any needed documents, answer any questions, order the appraisal and sign the application documents.

 

Step Four

We will appraise the property, underwrite the loan package for final approval and will send all final loan documents to escrow for signing and closing of your loan.
